Established in 2017, Dot deploys capital into UK residential apartments on behalf of international investors. Leveraging our technology expertise, we have built a proprietary origination, fundraising, renovation and management platform that consistently delivers outsized investment returns. Dot’s focus on creating boutique blocks of affordably priced, fully-furnished & amenitised serviced apartments ensures strong demand from corporate & leisure guests, a high-yielding and underserved niche. 

Dot offers a vertically-integrated investment solution that encompasses in-house sourcing, structuring, finance, design, construction and management, with properties typically co-owned and operated under the Dot brand. Investors can opt to co-invest via private syndication, or acquire whole assets, on a carried interest basis.

Our current geographic focus is on picturesque secondary towns and cities dotted around the fast-growing Northern Powerhouse corridor - this means commuter-belt/tourism areas located within an hour’s drive of Liverpool, Manchester, Sheffield and Leeds.

We now underwrite each opportunity using our own capital and finance projects on a long-term hold basis, reinforcing our belief in every asset we package.

THE OLD CHURCH, CHESTER

Located on Christleton Rd in Boughton, Chester, a popular area only 10 minutes walk from the centre of town, Dot’s Old Church development involves the conversion of a 1800’s church into an 10,000 square foot aparthotel comprising ten x 2 bedroom units, ground floor commercial space and associated car parking. With a GDV of £2.6M the project, once stabilised, is expected to deliver net rental income north of £200k per annum through a mixture of medium term corporate tenancies and short term stays.

The project is funded by a private syndicate of investors from the GCC, with senior debt provided by a London-based bank.

SPECTRUM, MANCHESTER

Located in the Blackfriars district of Manchester’s CBD, Spectrum is a large scale residential development constructed by the developer Dandara Living some 15 years ago. Dot optioned the acquisition of a standalone block comprising 12 units within this development, with a view to redesigning and refurbishing as a Dot aparthotel.

The purchase was underwritten using a private credit facility provided by Dot investors.

ROPER COURT, MANCHESTER

Located in the cool Ancoats district of Manchester, the Dot Warehaus project involved the heavily discounted bulk purchase of a new-build block of townhouses, with finishes and interior design specified by Dot prior to completion.

The units were attractive as each included a small garage, which Dot subsequently converted into ensuite bedrooms on receipt of planning permission. This provided an immediate uplift in market rent per unit from £1200pcm to £1800 pcm, which in turn created a significant increase in the value and net cashflow of each unit.

The project was underwritten by individual Dot investors on a turnkey / fully managed basis.

EASTGATE ROW, CHESTER

Located on the historical medieval Rows of Chester, the project comprised a small block of six one bedroom apartments overlooking Eastgate Street, Chester’s main pedestrianised shopping thoroughfare.

The quirky apartments were refurbished and fully furnished, with Dot operating it as a boutique aparthotel on behalf of six individual Dot investors. The demand from both leisure and corporate guests was high, ensuring occupancy rates of > 80% year round, thus generating strong cash-on-cash net yields of c.20% per annum based.
